Why work with a Chartered Architect?

While we do prepare technical drawings, as a Chartered Architect, we provide a service that extends well beyond this. We can maximise the potential and value of your project and regardless of size, support in getting the most out of your space. We aim to do this in an approachable way, sharing our knowledge, advice and expertise - ultimately making the process as simple and as enjoyable as possible.

The Process

Extending, renovating or building a new home can be a daunting and challenging process. We can assist in a number of ways, usually broken down into the following work stages.

01. Feasibility

We like to get everyone round the table first to get to know you and your aspirations for the project.

We’ll work together to define the brief before preparing initial options for discussion. This normally includes sketch plans and perspectives, digital and physical models, material options and precedent studies.

Invariably, through the exchange of thoughts, ideas and refinement, the outline of an agreed proposal will emerge.

02. Planning

Once an initial design is set, the proposal is developed further, taking into account planning requirements, and other constraints such as listed building status and conservation area requirements. A package of information is then prepared for submission to the local council.

Every project is unique and in some instances pre-application discussions are helpful.

We’ll always consider your situation and advise on process accordingly, liaising with the planning department throughout.

03. Building Warrant

This stage focuses on the technical design development of the proposal to ensure your project meets current building standards.

It’s likely that the input of other consultants will be required, such as a structural engineer.

We’ll guide you through the process, collaborating with the wider design team in preparing the information for submission, and working with building control through to approval.

04. Tender

At this point, it’s important to really get into the details of the proposal in order to provide contractors with enough information to provide a robust costing.

We prepare detailed schedules and construction information and can manage the tender process.

Depending on the scale and complexity of the project, we may advise for the appointment of a quantity surveyor to provide their expertise on costs.

05. Contract Administration

Now it’s time to build. Generally, a main contractor will be employed by you to manage the construction of the building, and our role is to administer the contractual agreement between yourselves and the builder.

This involves regular site inspections and meetings, progress reports and valuations, instructions based on design changes or unforeseen circumstances, snagging, completion certificates and general contractual administration.

Options for procurement vary and we can tailor our services to suit your needs.
